The First Rand Offices in La Lucia were developed as a regional head office for a major banking institution within an established office park, capitalising on uninterrupted views over Durban’s cityscape and coastline. The project aimed to express institutional stability while responding to orientation, climate, and its prominent setting.

The challenge was to accommodate a large-scale office programme within a constrained office park context, while addressing strong western sun exposure and maximising distant views. The design needed to balance corporate formality with environmental performance and spatial clarity.

The architectural response centres on a sheltered western entrance foyer defined by a floating roof supported by expressive steel “tree-form” columns. This umbrella-like structure creates a shaded threshold and unifies the two office wings. Alternating bands of face brick and painted finishes reinforce a strong horizontal composition, while controlled glazing admits light and views while limiting solar gain.

The completed building delivers a refined corporate headquarters that combines environmental responsiveness with clear architectural order, establishing a strong institutional presence within the La Lucia office landscape.
